Ewout

Amsterdam, Aug 2024

I hired Max for a full renovation of a very old house in Amsterdam, plus building some extra meters and a garden house and everything related to that. I was super happy with the collaboration, we did quite a strong intake at the beginning so everything was clear, and after a couple of months everything was done and it was super smooth. We even went traveling with my family for two months, came back, and quite some stuff was already done. Everything was finished on the deadline, and I’m still super happy.

Pieter

Amsterdam, May 2024

I’ve been working with Max and the team for a few years, and we did a lot of renovations with them, including an entire house. The service they provide is very good, very professional, always on the work, very clean and very organized. Communication was perfect and everything was okay with appointments. They do charge a lot of money for it, but you do get what you pay for.

Daan

Utrecht, Apr 2025

To be honest, I’ve had some experience with other people who do stuff in homes, and this was the best by far. There was good communication upfront, and when things did not go as planned, which was minimal, they explained everything from A to Z and I was more than convinced they knew what they were doing. The end product was as expected, they cleaned up after themselves, and they even built a small closet because I said it would be handy. They were four or five days ahead of schedule, and even though they were a bit more expensive than another quote, it was more than worth it, in the future homes I’m going to Max, no questions asked.

How much do construction companies cost in Amsterdam?

Real price ranges from the jobs our vetted construction companies actually do. Updated July 2026

Timber-frame or prefab house

How much does a prefab or timber-frame house cost in Amsterdam?

Prefab and timber-frame homes are priced by the manufacturer per design, and none of the local guides give a per-m² figure for them. For comparison, a conventional turnkey new build runs €1,500 to €2,500 per m² before BTW and takes 9 to 12 months, with the Randstad 20 to 40% above the national middle. Standard-size windows and doors are 30 to 50% cheaper than custom, whichever method you choose.

Prefab or timber-frame house
quoted per design by the maker
Conventional turnkey build, for comparison
€1,500 to €2,500 per m², excl. BTW
Utility connections
€2,000 to €5,000 per home

Building a new house

How much does building a house cost in Amsterdam?

A turnkey new build runs about €1,500 to €2,500 per m² before BTW, land not included, and the Randstad sits 20 to 40% above the national middle with Amsterdam labour some 15% higher again. Add €2,000 to €5,000 for utility connections, €5,000 to €20,000 for an architect if you go custom, and municipal fees of roughly 3.8% of the build sum. Count on 8 to 14 weeks for the permit and 9 to 12 months of building.

Turnkey new build, per m² (land excluded)
€1,500 to €2,500 per m², excl. BTW
Utility connections
€2,000 to €5,000 per home
Architect, custom design
€5,000 to €20,000
Municipal permit fee (leges), Amsterdam
about 3.8% of the build sum

Pool construction

How much does building a swimming pool cost in Amsterdam?

None of the local builder guides price a pool, so treat it as quoted case by case: size, in-ground or above, and how a digger and materials reach your garden decide most of it, and Amsterdam's narrow streets and lack of storage push transport and crane costs up. Check with the municipality whether your plan needs a permit before you order anything. Ask for a fixed price with the groundwork spelled out.

In-ground pool

Groundwork, crane and transport in Amsterdam

Villa or custom detached house

How much does building a villa cost in Amsterdam?

A custom detached house is quoted per project, and none of the guides price a villa as such. As a starting point, a turnkey new build runs €1,500 to €2,500 per m² before BTW, a one-off design adds €100 to €300 per m² over a project build, and the architect €5,000 to €20,000; land is always extra. Amsterdam labour runs about 15% above the national average.

Turnkey new build, for comparison
€1,500 to €2,500 per m², excl. BTW
Custom design over project build
€100 to €300 per m² more
Architect
€5,000 to €20,000

Adding a storey

How much does adding a floor to a house cost in Amsterdam?

No local guide prices a storey addition, and in Amsterdam it starts below ground: many older houses stand on wooden piles, and strengthening them adds 10 to 20% to a build. Allow about 8 weeks for the permit (up to 26 on a monument) and municipal fees of roughly 3.8% of the build sum. Agree a fixed price, or a target price that may only move 10%.

Storey addition, structural check first
quoted after a foundation survey
Foundation strengthening, if needed
adds 10 to 20% to the build
Municipal permit fee (leges), Amsterdam
about 3.8% of the build sum

Adding a balcony

How much does building a balcony cost in Amsterdam?

None of the guides price a new balcony; it's quoted per building, since it depends on how it anchors to the facade and what the structure can carry, so bring in a structural engineer early. A facade change needs a permit, about 8 weeks as standard and up to 26 on a monument or in a protected cityscape, plus municipal fees of roughly 3.8% of the build sum. Get a fixed price in writing.

Extension (aanbouw)

How much does a house extension cost in Amsterdam?

An extension in Amsterdam runs about €2,200 to €3,400 per m², so a standard 15 m² one lands around €33,000 to €51,000 before the permit, and a 16 to 20 m² one at €49,200 to €73,000 at Amsterdam labour rates. Piles for the soft ground add 10 to 20%, and a drawing costs €300 to €500 incl. BTW if it isn't in the quote. Take it casco (shell only) and finish it yourself to save up to 25 to 30%.

Extension, Amsterdam, per m²
€2,200 to €3,400 per m²
Standard 15 m² extension, before permit
€33,000 to €51,000

Construction drawing, if not included
€300 to €500, incl. BTW

Foundation repair and strengthening

How much does foundation repair cost in Amsterdam?

Foundation repair is a real Amsterdam specialism: many older houses stand on wooden piles in soft ground, and no guide prices the fix, because it depends on what the survey finds. As a rough guide, piles or strengthening add 10 to 20% to an extension's cost. Get an inspection report first, bring in a structural engineer (constructeur), and compare quotes against the same report.

Repair of wooden piles under an older house

Strengthening under a new extension

Standard new foundation (national)
€100 to €250 per m², excl. BTW

Foundations

How much does a foundation cost in Amsterdam?

A standard foundation for a new build runs about €100 to €250 per m² nationally, before BTW, but Amsterdam's soft ground often calls for piles, which adds 10 to 20% to an extension. Repairing the wooden piles under an older house is only quoted after an inspection, so get the survey report before you compare quotes.

Standard foundation, new build (national)
€100 to €250 per m², excl. BTW
Piled foundation under an Amsterdam extension
adds 10 to 20% to the build
Repair of existing wooden piles

Structural shell (casco)

How much does a casco structural shell cost in Amsterdam?

A casco shell (foundation, walls, floors and roof, nothing finished) is priced per m²: about €800 to €1,400 before BTW for a new house nationally, and €2,200 to €2,700 for an extension in Amsterdam, where labour runs some 15% above the national average. Taking the shell only and finishing it yourself saves up to 25 to 30% on the total.

Casco shell, new build (national)
€800 to €1,400 per m², excl. BTW
Casco extension, Amsterdam
€2,200 to €2,700 per m²
Saving vs a fully finished build
up to 25 to 30% less

Basement construction

How much does building a basement cost in Amsterdam?

Building a basement under an existing Amsterdam house is an engineering job before it's a building job: the ground is soft, many houses stand on wooden piles, and no guide puts a price on it. It's quoted after a soil and foundation survey, and foundation work alone adds 10 to 20% to a normal build here. Bring in a structural engineer early and allow 8 to 14 weeks for the permit.

Foundation work, Amsterdam
adds 10 to 20% to the build

about 3.8% of the build sum

Full house renovation

How much does a full house renovation cost in Amsterdam?

A complete renovation runs €60,000 to €150,000 or more and a ground floor alone €30,000 to €60,000, national figures incl. materials, labour and BTW. At Amsterdam rates a bathroom comes to €12,900 to €19,400 and a kitchen €14,700 to €31,400, before permit fees, and the permit itself takes 8 to 14 weeks, longer on a monument. Check that demolition and drawings are in the price.

Complete house renovation (incl. BTW)
€60,000 to €150,000+
Ground floor renovation (incl. BTW)
€30,000 to €60,000

€12,900 to €19,400
Kitchen, Amsterdam rates
€14,700 to €31,400

Heritage building restoration

How much does restoring a historic building cost in Amsterdam?

Restoration is quoted per building and no guide gives a figure; what you can plan for is the Amsterdam overhead: a permit of up to 26 weeks on a monument or in a protected cityscape, municipal fees of roughly 3.8% of the build sum, and builders' parking at up to €73 a day in the centre. Wooden pile foundations and single glazing are the usual surprises in a canal house. For scale, a complete renovation of an ordinary house runs €60,000 to €150,000 or more.

Complete renovation, ordinary house, for scale
€60,000 to €150,000+
Municipal permit fee (leges)

Insulation and dry lining

How much does insulating a house cost in Amsterdam?

Insulating a whole house at Amsterdam rates comes to about €8,400 to €9,000, an insulation package on a new 15 m² extension adds roughly €3,000, and an attic conversion with roof insulation and a plasterboard wall averages about €11,000. The city gives up to €2,500 back for insulation and ventilation, but apply before the work starts. A dry-lined wall on its own is priced per m² after a visit.

Whole-house insulation, Amsterdam rates
€8,400 to €9,000
Insulation package on a 15 m² extension
about €3,000 extra
Amsterdam insulation subsidy
up to €2,500 back
Dry lining a single wall, per m²
quoted after a visit

Glazed balcony enclosure

How much does enclosing a balcony with glass cost in Amsterdam?

None of the local guides price a glazed balcony enclosure; it's quoted per balcony, since the frame, the glass and how it fixes to the building all vary. On a canal house or in a protected cityscape the permit is the slow part, about 8 weeks as standard and up to 26 on a monument, with municipal fees of roughly 3.8% of the build sum. Ask for a fixed price with the glass spec written in.

Glazed enclosure, per balcony
quoted after a visit
Frameless or sliding glass systems
higher, quoted per design
Municipal permit fee (leges), if needed
about 3.8% of the build sum

Prefab panel extension

How much does a prefab panel extension cost in Amsterdam?

No guide prices a panel-built extension on its own, but prefab walls instead of custom work are one of the named ways to come in under the €2,200 to €3,400 per m² an Amsterdam extension normally costs, along with standard window sizes and a simple roof. Taking it casco (shell only) saves up to 25 to 30% more. Piles for the soft ground still add 10 to 20%, panels or not.

Panel-built extension
quoted per project
Conventional extension, Amsterdam, for comparison
€2,200 to €3,400 per m²
Standard 15 m² extension, national (incl. BTW)
€37,500 to €45,000
Shell only (casco) finish
saves up to 25 to 30%

Plasterboard partition walls

How much does a plasterboard partition wall cost in Amsterdam?

None of the guides price a stud wall on its own; it usually sits inside a bigger job, like an attic conversion at around €11,000 with a plasterboard wall included. By the hour a workman costs about €30 to €45 plus materials, and Amsterdam labour runs roughly 15% above the national average, so get the rate, materials and call-out fee in writing.

Single stud wall, per m²
quoted after a visit
Labour, hourly (national average)
around €30 to €45 an hour
Amsterdam labour surcharge
about 15% above national

Prefab garden room

How much does a prefab garden room cost in Amsterdam?

A prefab garden room is priced by its supplier per model and the builder guides don't cover it; the construction company's part is the base, any groundwork and the connections, quoted after seeing the garden. Whether you need a permit depends on size, position and zoning, so check with the municipality first. Access matters here: narrow streets and no storage space push up transport and crane costs.

Prefab unit
priced by the supplier, per model
Base, groundwork and connections
quoted after a site visit
Crane or transport in a tight street
extra, quoted per job

Suspended ceilings

How much does a suspended ceiling cost in Amsterdam?

No local guide prices a suspended ceiling separately; it's normally part of the finishing package, which is what lifts a finished Amsterdam extension to €2,800 to €3,400 per m² from €2,200 to €2,700 for the bare shell. Ask for a price per m² that names the system, the drop and whether lighting is included, as a fixed price or a target price that may only move 10%.

Plain plasterboard drop ceiling, per m²
quoted after a visit
With recessed lighting or acoustic panels
higher, quoted per design
Inside a finished extension, Amsterdam
part of €2,800 to €3,400 per m²

Frequently Asked Questions

What people want to know before hiring construction companies in Amsterdam.

What should I check before hiring construction companies in Amsterdam?
Read recent reviews, be clear about exactly what you need, and agree the scope and a price in writing before any work starts. For anything regulated, check the credential yourself rather than taking it on trust.
Are prices in Amsterdam quoted with or without BTW?
Check, because it varies. A price quoted to a consumer should already include BTW, and most trades do show it that way, but plenty of price lists are still written excluding it. The rate is 21% on most work, though labour on a home more than two years old is taxed at 9%, and so are things like sports and fitness classes. Look for the word "inclusief" or "exclusief" next to the figure before you compare two quotes, and ask whether travel costs and parking are in there too.
How do I check a business in Amsterdam is properly registered?
Every legitimate Dutch business has a KvK number from the Chamber of Commerce, and you can look it up free in the public register. For gas, heating and electrical work there are extra schemes worth asking about, mainly SCIOS and InstallQ. A business that will not give you its KvK number is a reason to walk away.
What is the most important thing to know before booking?
Be clear about what you want and get the price and scope agreed up front, so there are no surprises. Reading other people's reviews is the quickest way to find someone who does the job well and turns up when they said they would.
What should I avoid when hiring construction companies in Amsterdam?
Avoid paying the full amount up front (a deposit can be fair), anyone who will not give a clear quote, and unusually cheap prices that get padded with extras later.
How do I find construction companies I can trust in Amsterdam?
Check the reviews and any credentials before you book. On Locallista the reviews are phone-verified and the ranking is based on real experience, not who paid the most.
