Sitges, Spain, Mar 2026

We hired Oscar and Diana for the purchase of a restaurant. Diana kept us informed, used the telephone, responded immediately, made really helpful suggestions, and helped us negotiate something we and the seller could accept. They were brilliant, just excellent level of service. They explained the contract and fees in detail and even stopped us from making a mistake with a bank transfer by saying "do not do anything, until it goes through me first". Good value overall, probably a little higher than average, but worth it.

Barcelona, Mar 2026

I got in contact with Oscar through a client about three years ago, and since then, whenever I have a client from abroad who needs NIA, a bank account, address registration or notaria, I pass them to him and the operation goes smoothly. He speaks very good English, completely fluent, and he picks up the phone even on a Friday evening if something is urgent. He also helped me with a consumer rental compliance issue, filled out the form, and is helping me try to get a commission from an owner who refused to pay. Prices felt fair and he is pleasant and human, so I’m keeping him as my first call.

Tarragona, Spain, Mar 2026

I hired Oscar to help handle my mother’s estate in Barcelona during late 2020, and he guided me through everything: getting the death certificate, finding a very old will, and dealing with missing information that a family member was hiding. He answered my questions, had a lot of patience, was efficient, and even drove me to Andorra when we found my mother’s money there. Compared to the Canadian lawyers I also had to use for a bank issue, he was faster and a lot less expensive. He really helped me a lot in a tough time.

How much do real estate lawyers cost in Madrid?

Real price ranges from the jobs our vetted real estate lawyers actually do. Updated July 2026

Title and ownership checks

How much does a title check on a property cost in Madrid?

A title check means pulling the registry extract (nota simple) and reading it for mortgages, embargoes, charges and whether the seller actually owns what they're selling. On its own it's billed by the hour; if the same lawyer is handling your purchase, ask whether it's included and have it itemised in the hoja de encargo. It's cheap compared with the surprise it prevents.

First consultation
€60 to €150
Standalone check, billed by the hour
€100 to €280 an hour
As part of a purchase package
ask for it to be itemised

Rental and lease agreements

How much does a lawyer charge to draft or review a rental contract in Madrid?

Drafting or checking a lease is one of the cheaper jobs a property lawyer does, and worth it when the contract is only in Spanish and you're the one signing it. The price climbs with the length of the contract and any special clauses (furnished, company let, subletting). Ask for a fixed price for this one rather than an hourly rate, and keep the lawyer's number for when the deposit needs chasing.

First consultation
€60 to €150
Drafting or reviewing a standard lease
€150 to €450
Advice on a dispute with your landlord, by the hour
€100 to €280 an hour

Eviction proceedings

How much does an eviction (desahucio) cost in Madrid?

Evicting a tenant who has stopped paying goes through the fast-track desahucio procedure, and lawyers mostly quote a fixed fee for it that covers recovering the flat and claiming the unpaid rent. The procurador, the court agent who files the case, is billed on top. Expect the first consultation to be charged, and get the full fee agreement in writing before anything is filed.

First consultation
€60 to €150
Lawyer's fee for a fast-track eviction
€600 to €1,500
Procurador (court agent), on top
€150 to €600

Boundary and neighbour disputes

How much does a lawyer cost for a boundary or neighbour dispute in Madrid?

Most of these start with a letter and a negotiation, and only some end up in court, so the total swings a lot. If the boundary itself is in question you'll usually need an expert survey (perito) on top of the lawyer, and a court case also means a procurador, the court agent who files the paperwork. Ask about mediation first, it's normally quicker and cheaper than a trial.

First consultation
€60 to €150
Lawyer's fee for a civil court case
€250 to €2,100
Expert survey or technical report
€300 to €1,500
Procurador (court agent)
€150 to €600

Construction defect claims

How much does it cost to claim for construction defects in Madrid?

Claims for hidden defects (vicios ocultos) stand or fall on the expert report, so budget for a perito before the lawyer drafts anything. Some lawyers take part of their fee as a percentage of what you recover, which has to be written into the hoja de encargo. If you win, the court can order the other side to pay your costs, but don't build that into your budget.

Expert report on the defects
€300 to €1,500
Lawyer's fee for the civil claim
€250 to €2,100
Whole case including procurador and experts
€1,000 to €6,000
Success fee, where offered
10% to 30% of what's recovered

Property tax advice

How much does property tax advice cost in Madrid?

Quoted case by case, since it depends on whether you want a one-off answer (which tax applies when you buy, what you'll owe when you sell) or someone to file for you every year. Most lawyers charge a first consultation and then either an hourly rate or a fixed fee per filing, so ask which before you start. Explaining your situation in English matters here, because a misunderstanding costs real money.

First consultation
€60 to €150
Advice billed by the hour
€100 to €280 an hour
Fixed fee per filing or review
quoted after a first consultation

Real estate litigation

How much does a property lawsuit cost in Madrid?

The lawyer's own fee is only part of it: a civil case in Madrid also means a procurador, often an expert, and the risk of paying the other side's costs if you lose. Simple debt-style claims go through the cheaper monitorio procedure, and an appeal is a separate fee again. Ask for the whole thing broken down by phase in the hoja de encargo, so you can stop at any stage knowing what you've spent.

Lawyer's fee for a civil trial
€250 to €2,100
Payment-order claim (monitorio)
€180 to €400
Appeal
€600 to €1,200
Whole case including procurador and experts
€1,000 to €6,000

Frequently Asked Questions

What expats want to know before hiring real estate lawyers in Madrid.

Are there English-speaking real estate lawyers in Madrid?
Yes, and more do as the expat community grows. The hard part is knowing who is reliable before you book, so every one we list is reviewed by other expats who have actually used them.
What should I check before hiring real estate lawyers in Madrid?
Read recent reviews, be clear about exactly what you need, and agree the scope and an estimate in writing before any work starts. For anything regulated, check they hold the right credentials for the job.
Are these lawyers properly registered in Madrid?
Yes. Practising lawyers must be registered, as colegiado with the local Colegio de Abogados in Spain. It is fine to ask, and a reputable firm will confirm it.
What should I avoid when hiring real estate lawyers in Madrid?
Avoid paying the full amount up front (a deposit can be fair), anyone who will not give a clear quote, and unusually cheap prices that get padded with extras later. And never use someone who cannot show the right certification.
How do I explain what I need if my Spanish is limited?
A photo, a short video or a written list does most of the talking, and the professionals we list are used to international clients. Booking an English-speaking one takes the stress out of it entirely.
How do you say real estate lawyers in Spanish?
In Spanish, real estate lawyers are usually called abogados inmobiliarios. That is the word to search for or to ask a neighbour, though many professionals here are used to the English term too.
How do I find real estate lawyers I can trust in Madrid?
Check the reviews and any credentials before you book. On Locallista the reviews are phone-verified and the ranking is based on real expat experience, not who paid the most.

Dos and Don’ts as an expat

Smart choices: essential dos and don’ts for selecting the right real estate lawyer

Do’s
Do Seek Out Responsive Communication
Choose a real estate lawyer who is known for their quick and clear communication. Effective responsiveness not only keeps you informed throughout the process but also reassures you that your concerns are being addressed promptly, paving the way for a smoother transaction.
Do Prioritize Professionalism and Experience
Look for a lawyer with a proven track record of handling real estate dealings. Their experience will equip them to manage complexities and potential issues that may arise, ensuring all legal aspects are covered effectively.
Do Evaluate Their Commitment to Client Satisfaction
Select a real estate lawyer who demonstrates a genuine interest in your needs and feelings. Look for those who go above and beyond to ensure you feel supported throughout the process, fostering a trusting relationship that can greatly enhance your experience.
Do Verify Transparency in Fees and Contracts
Ensure the lawyer provides a clear breakdown of their fees and outlines all contract details upfront. Transparency in pricing prevents any surprises later and builds trust between you and your legal advisor.
Dont’s
Don't Ignore Communication Skills
Choosing a real estate lawyer who lacks strong communication skills can lead to misunderstandings and frustration. Ensure the lawyer can explain complex legal terms clearly and is responsive to your queries to help navigate the process smoothly.
Don't Settle for Lack of Transparency
Avoid lawyers who are not transparent about their fees and contract structures. Lack of clarity can result in unexpected charges and misunderstandings, making the legal process stress-inducing instead of straightforward.
Don't Overlook Client Testimonials and Recommendations
Neglecting to seek out reviews and feedback from previous clients can lead to hiring a lawyer unfit for your needs. Always research their track record, as firsthand experiences can provide valuable insights into their reliability and professionalism.
Don't Choose Based on Availability Alone
Just because a lawyer is readily available doesn't mean they are qualified. Ensure you evaluate their experience and expertise in real estate law, as being accessible is not a substitute for quality legal support and guidance.
