We hired de Brito Properties for buying real estate in Lisbon during COVID as part of an expat golden visa process. We wanted a mid-sized, not newly created company, gave them a brief - long-term rental, not Airbnb - plus budget and area, they showed us a few places, we traveled in the second phase, saw about four properties and picked one. Communication and professionalism were great, always on time and hospitable, and the price felt fair. After the sale they referred us to a lawyer and still handle things like issuing rent receipts/invoicing, contacting the tenant when something is leaking, getting a quote, checking with us and fixing it - contractors in Portugal can be difficult, but they do their best and it came out great.

Ines

Lisbon on Dec 2025

I’m moving from France to Portugal and needed help renting from a distance. Camille found us a house, negotiated the contract with the landlord, explained tenant laws, answered all our questions about local life like schools and doctors, did the visit with the landlord, sent us a video, arranged the inventory, and will be there to give us the keys. She was very easy to communicate with, always responsive on WhatsApp voice messages, and whenever she said we’d get something by a certain time, we got it right on time. The whole process felt much simpler and, honestly, everything was perfect; pricing looks like it will be fair too.

Carolina helped me set up my utilities and get settled, everything from painting to handyman stuff. Her level of detail and consistency is excellent, and she’s intelligent, personable, resourceful, and she gets the job done. I’ve worked with several assistants and she’s actually the best executive assistant I’ve ever worked with. Scheduling was easy and the price felt reasonable for the quality.

Frequently Asked Questions

What does a property manager in Lisbon actually do?
Lisbon property managers handle tenant sourcing and screening, tenancy agreements, rent collection, inspections, and maintenance coordination. They also manage check‑ins/outs, inventory, cleaning, and contractor oversight, while keeping you updated in English. Many provide monthly statements, handle condominium communications, and guide landlords on local compliance and best practices.
How much does property management cost in Lisbon?
Costs are set by each provider and paid directly to them. As a guide, long‑term rental management often uses a monthly percentage of the rent, with separate charges for tenant placement or maintenance. Short‑term/AL management typically uses a higher percentage per booking due to cleaning, guest support, and dynamic pricing workload.
How can I vet a Lisbon property manager for quality?
Request recent landlord references, check independent reviews, and ask for sample inspection reports and communication timelines. Confirm their experience in your neighbourhood and property type, and clarify response times for emergencies. A structured onboarding checklist and clear reporting cadence in English are strong quality indicators.
Can a Lisbon property manager handle my rental while I live abroad?
Yes. Many offer end‑to‑end remote management, including digital contracts, video viewings, key safes, and WhatsApp/email updates. They can arrange inventories, cleaning, and repairs, and provide photo or video proof for approvals, so you can manage decisions from overseas without visiting Lisbon.
What’s the difference between long‑term and short‑term (AL) management?
Long‑term focuses on stable tenants, routine maintenance, and compliance with residential lease rules. Short‑term (Alojamento Local) adds guest turnover, cleaning, listings, dynamic pricing, and tourist support, and may require an AL registration and local restrictions compliance. A manager should advise on viable strategies for your building and parish.
Which documents do landlords usually need to provide in Lisbon?
Commonly requested items include proof of ownership (caderneta predial or land registry certificate), NIF, IBAN, energy certificate, habitation licence, building/condominium rules, and valid insurance details. For short‑term rentals, managers may also ask for the AL registration and lodging reporting arrangements.
How quickly are maintenance issues handled by Lisbon property managers?
Good managers triage issues: emergencies are typically addressed within hours, urgent repairs within 24, 48 hours, and routine items within a few days. Expect clear approval thresholds for works, photo/video evidence, and proactive updates via WhatsApp or email, plus access to vetted, insured local contractors.
What legal and compliance basics should expat landlords know?
Ensure a written lease aligned with Portuguese tenancy rules, register the contract and applicable stamp tax, and issue electronic rent receipts via the tax portal. Include the energy certificate in advertising, follow condominium regulations, and consider landlord insurance. A reputable manager can coordinate steps with your accountant or lawyer.
Should I choose an individual manager or a management company in Lisbon?
Individual managers may offer personal attention and deep local knowledge, while companies often provide broader coverage, 24/7 availability, and specialist teams for lettings, maintenance, and guest support. Compare service scope, response times, technology used, reporting quality, and reviews to match your property’s needs.
How long does it take to rent out a flat in Lisbon?
For well‑priced, well‑presented long‑term rentals in central areas, two to six weeks is common, though seasonality and pricing matter. For short‑term rentals, occupancy depends on neighbourhood, regulations, and peak travel months. Professional photos, realistic pricing, and fast responses will speed up time‑to‑let.

Dos and Don’ts as an expat

Key dos and don’ts for finding the ideal property manager for your investment

Do’s
Do Seek Recommendations
When looking for a property manager, it's beneficial to get recommendations from friends or acquaintances. Personal referrals often lead to finding reliable managers who have established trust and proven track records with clients.
Do Prioritize Communication
Effective communication is key to a successful property management experience. Ensure your chosen provider is known for their responsiveness and ability to address issues promptly, offering peace of mind even when you are away.
Do Assess Service Comprehensive
Evaluate the range of services offered by your property manager. A good property manager should handle all aspects of management, including bookings, cleaning, maintenance, and guest relations, to ensure a seamless experience.
Do Evaluate Pricing Transparency
Ensure that the property management services have clear and reasonable pricing structures. Understanding the fee breakdown will help you assess the value of services provided and determine if they align with your management needs.
Dont’s
Don't Neglect Communication Skills
Choosing a property manager who lacks strong communication skills can lead to misunderstandings and delays in addressing issues. Ensure your provider is proactive and responsive to inquiries, providing clarity and reassurance throughout the management process.
Don't Ignore Local Expertise
Hiring a property manager without local market knowledge can adversely affect your property’s performance. Ensure your service provider has a solid understanding of the area, including pricing, amenities, and tenant preferences, to optimize your rental experience.
Don't Overlook Attention to Detail
A property manager who is careless about details may lead to poor guest experiences and dissatisfaction. Verify that your provider has a proven track record of ensuring high standards in property maintenance, cleanliness, and tenant interactions to avoid potential negative reviews.
Don't Assume Trustworthiness Without Evidence
Avoid selecting a property manager based solely on recommendations without verifying their track record. Look for reviews or testimonials that highlight their reliability and professionalism, as this can significantly impact your peace of mind and property security.
