Navigating the real estate landscape in Lisbon was a breeze with Oriane's guidance. She helped us swiftly purchase and renovate an apartment, which was rented out after just one week. Her deep understanding of the local market and tricky urban laws made the whole process smooth and efficient.

We hired de Brito Properties for buying real estate in Lisbon during COVID as part of an expat golden visa process. We wanted a mid-sized, not newly created company, gave them a brief - long-term rental, not Airbnb - plus budget and area, they showed us a few places, we traveled in the second phase, saw about four properties and picked one. Communication and professionalism were great, always on time and hospitable, and the price felt fair. After the sale they referred us to a lawyer and still handle things like issuing rent receipts/invoicing, contacting the tenant when something is leaking, getting a quote, checking with us and fixing it - contractors in Portugal can be difficult, but they do their best and it came out great.

Frequently Asked Questions

What expats want to know before hiring real estate agents in Lisbon.

Are there English-speaking real estate agents in Lisbon?
Yes, and more do as the expat community grows. The hard part is knowing who is reliable before you book, so every one we list is reviewed by other expats who have actually used them.
What should I check before hiring real estate agents in Lisbon?
Read recent reviews, be clear about exactly what you need, and agree the scope and an estimate in writing before any work starts. For anything regulated, check they hold the right credentials for the job.
Should the estate agent be licensed in Lisbon?
Yes, and it protects you. In Portugal estate agencies must hold an AMI licence. Ask for it before signing anything, especially with the contracts in the local language.
What should I avoid when hiring real estate agents in Lisbon?
Avoid paying the full amount up front (a deposit can be fair), anyone who will not give a clear quote, and unusually cheap prices that get padded with extras later. And never use someone who cannot show the right certification.
How do I explain what I need if my Portuguese is limited?
A photo, a short video or a written list does most of the talking, and the professionals we list are used to international clients. Booking an English-speaking one takes the stress out of it entirely.
How do you say real estate agents in Portuguese?
In Portuguese, real estate agents are usually called agentes imobiliarios. That is the word to search for or to ask a neighbour, though many professionals here are used to the English term too.
How do I find real estate agents I can trust in Lisbon?
Check the reviews and any credentials before you book. On Locallista the reviews are phone-verified and the ranking is based on real expat experience, not who paid the most.

Dos and Don’ts as an expat

Key dos and don’ts for selecting the perfect real estate agent

Do’s
Do Prioritize Agents with Local Knowledge
When selecting a real estate agent, look for someone who has in-depth knowledge of the local market. This ensures they can provide you with valuable insights and options tailored to your needs, making it easier to find your ideal property.
Do Seek Professionals with Strong Communication Skills
Choose an agent who is known for their clear and open communication. This will help you feel supported throughout the process and ensure that all expectations are set clearly, making for a smoother experience.
Do Look for Personalized Service
Select agents who take the time to understand your specific needs and preferences. A personalized approach enhances your real estate experience, making the process feel more focused and caring, which is crucial for a successful outcome.
Do Verify Their Availability and Responsiveness
It's essential to work with an agent who is readily available and responsive during your property search. This commitment allows you to address concerns in real-time and ensures that opportunities don't get missed in the fast-paced market.
Dont’s
Don't Settle for Impersonal Service
Choosing a real estate agent who doesn't take the time to understand your specific needs can lead to a frustrating experience. Look for someone who prioritizes personal connection and pays attention to your unique requirements.
Don't Ignore Communication Style
Working with an agent who lacks clear and prompt communication can complicate the process. Ensure your chosen agent is known for being responsive and keeping you informed throughout each step of your real estate journey.
Don't Overlook Local Knowledge
Opting for an agent without deep knowledge of the area can hinder your search and decisions. It's critical to hire someone who is familiar with local property values, neighborhoods, and market trends to ensure you get the best advice.
Don't Hire an Agent Without a Proven Track Record
Selecting a real estate agent who lacks documented success can jeopardize your buying or selling experience. Look for testimonials or reviews that demonstrate their ability to navigate transactions effectively and achieve positive results.
Don't Forget to Verify Language Proficiency
Choosing an agent who is not fluent in the language you are comfortable with can create misunderstandings and complications. Confirm their language skills to ensure they can communicate effectively and simplify the process.
