I used Speak & Span for an end-of-lease apartment clean in December to give it back to the owner. The contact was quite easy with a couple of emails to confirm, they first asked me to change the time but then kept my initial slot, and on the day the cleaner arrived with a little delay but stayed longer, and the quality was really impeccable, even superior to my expectations. The owner was very impressed and I got my deposit back right away. The hourly rate felt a bit higher since it’s an agency, and their recommended time for the job was more than double what was actually needed, which wasn’t reasonable, but overall the service on the day was excellent.

I used Friendly Cleaning this month and it went very well. I booked them for maintenance cleaning and I already told them a few things I want done for the regular visits, nothing was wrong, just small tweaks. They were right on time, did a thorough job, and brought all their own supplies. A little on the expensive side, but overall I’m happy and would use them again.

I booked Thiago for a complete deep cleaning of the house on very short notice, and he got a team in the next day. They cleaned it spotless and went above and beyond what I expected, even organising everything in the house without me asking. Communication was easy, and the price felt fair. I’d use him again for sure - it was really, really good and honestly amazing.

Frequently Asked Questions
How do I choose a reliable cleaning agency in Lisbon?
Look for consistent, recent reviews from local clients, clear communication in English, and transparent quotations with VAT. Ask for proof of liability insurance, a detailed cleaning checklist, and their complaints or satisfaction policy. A short trial clean is a smart way to test punctuality, thoroughness, and respect for your home.
Do cleaning agencies in Lisbon provide English-speaking cleaners?
Many Lisbon agencies that serve expats offer English-speaking teams or a coordinator who handles instructions and schedules. Confirm language fluency during the initial call and share any specific terminology or house rules in writing. If needed, request bilingual checklists to avoid misunderstandings on products, delicate surfaces, and access.
What are typical cleaning prices in Lisbon?
For regular house cleaning, agencies commonly charge €12, €20 per hour per cleaner, with minimums of 2, 3 hours. Deep or end‑of‑tenancy cleans often range from €100, €250+ depending on size and condition, and post‑renovation costs more. Prices are set by each agency, and payment is arranged directly with them.
What does a deep clean or end‑of‑tenancy clean include?
It usually covers inside kitchen cupboards, oven and fridge, limescale removal, skirting boards, switches, door frames, and interior windows, plus extra bathroom and grout attention. Exterior windows, mould remediation, high-access areas, and carpet steaming may be add‑ons. Always request a written checklist aligned with your landlord’s or agency’s requirements.
Do cleaners bring their own products and equipment?
Most agencies supply professional products, cloths, and tools, and can bring a vacuum and mop if requested. If you prefer eco‑friendly or hypoallergenic products, mention this in advance, or provide your own. Confirm what’s included, any product surcharges, and whether pet‑safe solutions are available.
Are cleaners insured and background‑checked in Lisbon?
Reputable agencies carry public liability insurance and vet staff before assigning them to homes. Ask for proof of cover, clarify the process for damages or lost keys, and check whether they record key handovers. Written terms protect both sides and help resolve rare issues quickly and fairly.
Can I book same‑day or weekend cleaning in Lisbon?
Many agencies offer same‑day, evening, or weekend slots, often with a small surcharge. Messaging via WhatsApp or calling is the quickest way to confirm availability, building access, and parking details. Book earlier around month‑end, holidays, and peak moving periods, when end‑of‑tenancy and deep cleans fill up fast.
How do payments and invoices typically work?
You usually pay the agency directly by bank transfer (IBAN), MB Way, cash, or, less often, card, agree this before the visit. Request a receipt or invoice and confirm whether VAT is included. For regular schedules, many agencies invoice monthly; one‑off cleans are commonly settled on the day.
Do cleaning agencies handle Airbnb or short‑let turnover in Lisbon?
Yes, many provide hotel‑style turnovers, including linen change, restocking basics, rubbish removal, and quick photo reports for hosts. They can coordinate with check‑in times and lockboxes, and offer emergency same‑day resets. Ask for flat‑rate pricing per turnover, laundry options, and a checklist covering beds, kitchens, and bathrooms.
How often should I schedule cleaning, and what’s the usual minimum?
Weekly or fortnightly visits work best for most flats, while families or pet owners may prefer twice‑weekly or a regular clean plus periodic deep cleans. Agencies typically have a 2, 3 hour minimum per visit. Agree room priorities so time is used efficiently for the areas that matter most.

Dos and Don’ts as an expat
Smart choices: dos and don’ts when hiring a cleaning agency
Do’s
Do Prioritize Thoroughness in Cleaning Services
Select providers noted for their attention to detail and commitment to an exemplary standard of cleaning. Reviews highlight teams that consistently exceed expectations by thoroughly addressing all areas, ensuring no corners are left untouched and maintaining high cleanliness standards.
Do Confirm Responsiveness and Communication
Opt for cleaning services that demonstrate excellent responsiveness and proactive communication. Many customers emphasize the importance of a service provider that keeps clients informed about schedules, potential delays, and any special requirements to ensure a smooth experience.
Do Seek Out Teams That Use Quality Supplies
Choose cleaning agencies that provide their own high-quality cleaning supplies and equipment. Clients often appreciate the convenience and efficiency of having a service that comes fully equipped, allowing for a thorough and professional clean without any hassle.
Do Check for Flexible Scheduling Options
When selecting a cleaning service, confirm that the agency offers flexible scheduling to accommodate your needs. Clients value providers who can adjust their availability for urgent requests or changing regular schedules, making the service more accommodating and user-friendly.
Do Look for Trustworthy and Reliable Teams
Prioritize cleaning agencies with a reputation for reliability and trustworthiness. Reviews indicate that customers feel comfortable leaving their keys with teams they can depend on, which adds an extra layer of peace of mind regarding your home’s security and the integrity of the service.
Dont’s
Don't Overlook Communication Skills
Effective communication is essential when hiring a cleaning service. Many reviewers highlighted issues related to language barriers and poor communication, which led to misunderstandings and dissatisfaction. Ensure your service provider can communicate clearly and understands your specific needs.
Don't Ignore Initial Impressions
Your first experience with a cleaning service can set the tone for future interactions. If the service appears rushed or disorganized during the initial cleaning, it may indicate a lack of professionalism that could persist in future appointments. Be attentive to these signs before committing.
Don't Assume Flexibility in Scheduling
While flexibility in scheduling is beneficial, not all cleaning services guarantee this. Customers noted instances where cleaners arrived at unsuitable times or had to reschedule without adequate notice. Clarify scheduling policies and ensure they align with your needs before hiring.
Don't Neglect to Discuss Pricing Structures
Unexpected fees and unclear pricing can lead to frustration. Reviewers often mentioned being surprised by costs and extra charges. Prior to hiring, ask for a detailed breakdown of fees and ensure you fully understand the pricing structure to avoid confusion later.
