I first used João’s firm when our condominium changed managers, and they basically improved everything and made it work. Later I suggested them for our new building and he came in, organized everything very well, and we’ve kept them since. They’re straightforward, get it done, understand the legal requirements, and give good advice on things like security and how to manage the elevators; when we’ve had elevator issues they push the lift company, Otis, and are clear about what they can and can’t influence. Sometimes they’re a bit slow replying and occasionally come less well prepared than we’d like, but the service gets done and the admin fee feels cheap.

We switched from a previous administrator I wanted to get rid of, and working with Joao’s small family organization has been a lot better. They focus on smaller to medium-sized residential properties like ours with about 24-25 apartments, and they are very practical in handling maintenance and things that need doing. We had break-ins in the subsurface parking and they reacted well - improved the locks and added some extra security - within the constraints of what they can do. For what we pay, the price feels fair, and most of the security issues here are more about the attitudes of some residents than the administrator.

Arruma took over a very, very big condominium that was a bit in despair, and they reorganized the way the condominium works so it restarted to work normally. They handled maintenance that had not been done for years, cleaning up and repairing things that had been left to themselves, and I found them professional. For what we pay, the service is ok and the price feels reasonable. It's a difficult condominium - about 250 people - and I think they did a good job taking it over.
