Lena

Barcelona on Nov 2025

Nathan installed a second wall to reinforce an old wall in our studio. He came first to see what had to be done and talk to me, ordered everything, then did the install in one day. It was very quick, great communication, professional invoice, very easy, and he cleaned everything up - he even had his own vacuum. He arrived about two hours later than planned because of a rental car but he told me, and while the price is higher than others it matches the quality, so I’m continuing with him for more things.

Alexander

Barcelona on Dec 2025

I hired Stuart to replace a rusted and leaking bath tube in the existing environment, not harming the tiles or other things. They accurately removed the old one and installed the new one, kept everything clean, and took away the garbage; it took two days. I communicated with Stuart himself, it was easy, and they came on time, so I am pretty glad with the work which they did. It was an insurance case and very specific, so I don’t know about the price, but I would highly recommend.

Ana

Barcelona on Nov 2025

I contacted Tamara because my apartment was old, we talked about what I wanted and she gave me a lot of recommendations about what could be done in the bathroom and in the living room. We did the modifications over more or less two weeks and it came out very nice - she looks for high quality and was very responsible with the meetings and the work. Communication was easy, I had no problems. The price felt normal to me, not cheap and not expensive, it was logical and I was able to pay for it.

Frequently Asked Questions

What should I look for when choosing a construction company in Barcelona?
Prioritise companies with proven experience on similar Barcelona projects, strong recent references, and clear, bilingual communication. Request insurance details, a site visit, and a named project manager. Ensure they can handle permits, provide a detailed programme, and commit to transparent change-control so costs and timelines stay predictable.
How much does a renovation or new build cost in Barcelona?
Indicative costs vary by scope and finish: bathroom 3,000-10,000€, kitchen 6,000-25,000€, full flat renovation 700-1,200€ per m², and new build 1,400-2,500€ per m² excluding land and fees. Prices are set by each contractor, so request like-for-like quotes and pay the provider directly upon agreed milestones.
Which professionals are required for building works in Barcelona?
For structural changes, new builds or layout alterations, you typically need an architect and a technical architect (aparejador) to design, calculate and oversee works. For minor refurbishments without structural impact, a general contractor may suffice. Your chosen builder or architect can advise which professionals are required for your specific scope.
How long do construction projects usually take in Barcelona?
Timeframes depend on permits, building type and scope: a bathroom often takes 2-4 weeks, a kitchen 3-6 weeks, a full flat renovation 3-6 months, and a new build 10-18 months. Add extra time for licence processing, community approvals, heritage reviews and August shutdowns common in Barcelona.
What permits are needed for building works in Barcelona?
Barcelona distinguishes minor works (obra menor/comunicación previa) and major works (obra mayor). Non-structural refurbishments may proceed under a simplified declaration, while structural changes, façade works or new builds need full permits with technical drawings. Fees, timelines and documentation vary by district, so confirm requirements with the Ajuntament or your architect.
What should a good construction quote in Spain include?
A professional quote should include drawings/specs, a detailed scope, a memoria de calidades (materials/finishes), timeline, permit responsibilities, waste removal, warranties, and a payment schedule with VAT (IVA). Insist on unit prices and a clear change-order process, so you can compare builders in Barcelona on a like-for-like basis.
How are payments typically structured with builders in Barcelona?
Typical structures combine a small deposit, staged milestone payments, and a 5-10% retention held until snagging is complete. Extras should only be paid against written change orders. Agree all terms in the contract and make payments directly to the contractor by the method you choose, not via intermediaries.
What warranties and snagging rights do I have in Spain?
In Spain, building warranties generally follow the 1-3-10 rule under the LOE: one year for finishes, three years for habitability issues, and ten years for structural defects. Keep a dated snag list at handover and set deadlines for corrections; consider retaining funds until items are resolved.
How can I manage language barriers with construction companies?
Many Barcelona construction companies offer English-speaking project managers and can produce bilingual contracts, quotes and progress reports. For legal submissions, expect documents in Spanish or Catalan, but you can request certified translations for your records. Clear communication channels and weekly updates help prevent costly misunderstandings on international projects.
Do I need approval from my community of owners before building works?
Works that affect common elements, structure, façades, terraces, pipes or shafts, usually require approval from your comunidad de propietarios and its administrator. Interior, non-structural refurbishments may only need prior notice, plus coordination for lift protection, skip placement and quiet hours. Always check house rules before starting to avoid fines or delays.

Selecting the right construction company is crucial for transforming your vision into reality while ensuring a smooth journey throughout the project. Excellence in communication, a verified track record, transparent pricing, and adept problem-solving skills will serve as your keys to success. As you navigate through your options, keep these dos and don'ts in mind. They will guide you to avoid common missteps, allowing you to forge a partnership that fosters trust, efficiency, and remarkable results. By prioritizing these principles, you'll ensure that your construction experience is both positive and fulfilling.

Dos and Don’ts as an expat

Smart choices: dos and don’ts for hiring a construction company

Do’s
Do Prioritize Clear Communication
Select a construction provider who demonstrates excellent communication skills. Ensure they provide regular updates and are responsive to your inquiries, as this will help you stay informed throughout the project and prevent misunderstandings.
Do Verify Their Track Record
When considering a construction company, look for testimonials or reviews that highlight their reliability and quality of work. A proven track record of punctuality and craftsmanship gives you confidence in their ability to complete your project successfully.
Do Insist on Transparent Pricing
Choose a contractor who provides clear and straightforward pricing with no hidden fees. Understanding the full scope of expenses upfront can help you avoid unexpected cost overruns and maintain budget control throughout your renovation.
Do Assess Their Problem-Solving Skills
Seek construction companies that demonstrate a capacity for creative problem-solving when unexpected issues arise. This adaptability indicates they can manage challenges effectively and keep your project on track without compromising quality.
Dont’s
Don't Ignore Communication Skills
Choosing a construction provider without verifying their communication skills can lead to frustration during the project. Look for reviews that mention timely updates and responsiveness, as poor communication may result in misunderstandings and project delays.
Don't Overlook Time Management
Be wary of hiring construction companies that have a history of poor time management. Delays can significantly impact your project timeline and lead to increased costs. Ensure that the contractor has a reputation for meeting deadlines and managing multiple projects effectively.
Don't Forget to Review Documentation Practices
Avoid contractors who neglect proper documentation and authorization protocols. Ensure that they provide clear documentation for every stage of the project. Lack of diligence in this area can lead to unauthorized work and disputes down the line.
Don't Assume Transparency in Pricing
Do not presume that all contractors provide transparent pricing. Look for feedback that highlights honesty with quoted prices and no hidden costs. This diligence can prevent unexpected expenses that may arise during the construction process.
Don't Rely on Previous Relationships Alone
While long-standing relationships with contractors might seem reliable, do not base your decision solely on recommendations. Evaluate recent reviews and the contractor's current performance to ensure they are consistently delivering quality work.
